CONDITIONS OF HIRE
RENTS. All rentals shown on the website are per week, unless otherwise stated.
PAYMENT & CONFIRMATION.
Bookings are only accepted through the Owner, in writing or by e-mail, on the official booking form. On receipt of the booking form and £25 deposit the Owner will confirm the details of the booking in writing or by e-mail. Balance of rent, plus £100 refundable security deposit, must be paid at least 30 days before arrival, without further demand.  Acknowledgement of the balance  payment will detail arrangements for access to Chimney Cottage.
NB. For bookings made 30 days or less of commencement of holiday the rent is payable in full.
CANCELLATION. 
If you are unable to fulfil the booking the Owners will endeavour to re-let the property on the same terms. Refunds of deposits or balance will be made only where Chimney Cottage is let for the same period. It is the Hirer’s responsibility to ensure they have adequate insurance cover for cancellation or curtailment of the booking. 
PETS and SMOKING. 
It is regretted that domestic animals are not permitted. There is no smoking in Chimney Cottage. 
BED LINEN & TOWELS. 
Duvets, bed linen (apart from cot), bath mats and kitchen linen are provided. Towels are provided. 
UTILITIES. 
Electricity, gas and water are included in the rental costs. There is no telephone, TV or internet / wi-fi access.   
SIZE & PARTY. 
Chimney Cottage is let for up to 4 people only.  A cot and high chair are available at no extra charge. The person completing the booking form certifies that he/she is over 21 years of age, a member of the occupying party and authorised to agree to the booking conditions on behalf of all party members. He/she agrees to take responsibility for all members of the party, including any payment default or change in personal circumstances.
ARRIVAL & DEPARTURE. 
Chimney Cottage will be available from 3.00pm on the day of arrival and must be vacated by 10.00am, at the latest, on the day of departure. 
WITHDRAWAL. 
In the unlikely event that Chimney Cottage becomes unavailable for occupancy, for reasons beyond the Owner’s control (e.g fire, flood), the Booking will be cancelled and payments refunded in full. The Hirer will not be entitled to any further damages.
EQUIPMENT FAILURE. 
The Owner will make every effort to ensure that all equipment described and supplied is in good working order. However, no guarantee is given, or liability accepted, if breakdown occurs during or before a holiday. Whilst the Owner will endeavour to organise repairs, or replacements, as quickly as possible delays inevitably do occur, particularly during the main season.
TENANTS OBLIGATIONS. 
i)  The tenant will take all reasonable care of Chimney Cottage and ensure that the property and all equipment is left clean at the end of the holiday.                                  
ii) The Tenant will ensure that no intentional damage is caused to Chimney Cottage and no nuisance or annoyance caused to the occupiers of adjoining  buildings.
iii) The tenant will pay for the replacement, or as appropriate repair, of all furniture or household effects lost, or destroyed, including any additional cleaning necessary, as a consequence of their actions. Damages or breakages to Chimney Cottage fittings or equipment should be reported to the Owner, or caretaker, immediately. 
SECURITY DEPOSITS. 
The damage deposit of £100 is payable with and in addition to the balance (or full) payment of the Booking. This deposit is held in lieu of the obligations set out above. Deductions will be made where applicable but do not remove the tenants full obligations. The Security Deposit is normally refunded within 21 days of departure, subject to a satisfactory inspection of Chimney Cottage by the Owner, or nominated representative. 
NOISE & NUISANCE. 
The Owner accepts no responsibility for work taking place outside the boundary of Chimney, nor for noise or nuisance resulting from third party activity over which the Owner has no control or prior knowledge.
COMPLAINTS. 
All complaints must be notified to the Owner immediately to ensure sufficient time is given to investigate or take the necessary remedial action. Compensation will not be offered where the Tenant has denied the Owner the opportunity to rectify matters during their holiday.
TERMINATION. 
The Owner reserves the right to terminate the Tenancy immediately if any of the above conditions are not observed.
ACCIDENT, LOSS OR DAMAGE. 
The owner shall not be held responsible for any accident or injury, loss or damage to possessions, which may be sustained by the Tenant, member of his/her party, or visitor to Chimney Cottage however caused. Any article left by the Tenant can be forwarded on at the cost of the Tenant.
